Home prices are dropping and most likely will continue to drop, rates are GREAT, and inventory is at a premium offering the best selection to consumers.

If you are on the sideline, the best way to stay informed of the market is to get listings delivered into your inbox.
How is the housing market doing in Virginia Beach, Ches, Norfolk, and Portsmouth? March 12, 2008

According to the MLS, homes on the market went down by 11.30%. So, basically in February there were abount 300 less homes on the market from 2007 to 2008. So, what about sales price? They also went down...2.89%.

Let's say you bought your home in 2001, right before the big rush. You paid 100,000. In 2004-2005, it may have sold for 300,000. That is quite abit of equity. Currently, homes are down. A little less than 3%. It is not as grim as the media is making it out to be...

When you put your home on the market, you want top dollar. You want it to sell quickly. You want someone who is going to take care of you..you are paying them to do so. Make sure your home looks like a model. Go in one. Check it out. Nothing is out of place. Everything is clean. No clutter. Landscaping is nice. That is your part, then your agent can do his/her part. Then you can get top dollar. Go to the website and view..."you must know this"...for reports on how to get your home ready.

Refinancing your home...Entry for February 6, 2008

There are a couple rules when it comes to refinancing your home in Virginia Beach, Chesapeake, Portsmouth, and Norfolk.

First, you will have to order an appraisal and pay for it upfront. You can get reimbursed for it at closing by rolling it into your fees.

Second, your refi cannot exceed what your home is worth. So, let's say your home is worth 325,000 according to the appraisal. You cannot refi for more than 325,000 as the house is not worth it.

Just food for thought...

Looking for a great deal? Currently there are about 55 homes on the market that are bank owned, short sales, or corporate owned in Virginia Beach. They range in price from the mid 100's to over 1.2 million.

***Remember, a short sale is when a seller is asking the bank to take less than what is owed. It is hard work to get through and takes a lot of negotiations with the bank. But, if you get one...imagine the bragging rights....
